Do I need a gas safety certificate?
The Gas Safety Regulations 1998 place a statutory duty on all landlords of residental property to ensure that all gas appliances, gas pipework and appliance flues are maintained in a safe condition.
Landlords must therefore have all gas appliances in their rented property checked every 12 months.
Gas Safety Certificates can only be issued by Gas Safe Registered Engineers.
Checks carried during a Gas Safety Certificate Inspection include the following.
The Gas Safety Certificate normally comes in 3 parts. One part of the gas safety certificate is kept by the issuing engineer for his records. Another copy of the certificate is kept by the Landlord.The final copy of the certificate must be provided by the Londlord to the tenant.

- The address where the gas safety certification was carried out.
- The landlord's address if different from where the gas safety inspection was carried out.
- Description and location of the gas appliances.
- A combustion analysis of the operation of the appliances included in the safety certificate.
- The correct operation of any safety devices on the appliances included in the gas safety certificate.
- A tightness test of the complete gas installation including the appliances and pipework.
- The presence of pipe bonding.
- The Gas Safe Registration number of the Gas Engineer who issued the Gas safety Certificate.
- The signature of the Gas Engineer and that of the person present at the property.
